up a new job, retiring to a peaceful rural location or perhaps
planning a holiday retreat. But house hunting from a distance
can be inefficient, expensive and frustrating. Unless you are
willing to invest a lot of time, and perhaps make repeated and
costly trips, you can't be sure you are giving yourself a fair
chance of finding what you are looking for.
Ruadhan Neeson and his
County Homesearch team in Ireland are here to help you. We can
eliminate many of the problems that come with house hunting
from a distance particularly if you are living outside Ireland
and need someone on the spot who is working solely for you,
says Ruadhan.
We are not estate agents. We don't sell properties. We act
exclusively only for you, the buyer, so we are totally on your
side. When you register as a client, you tell us what you are
looking for and we do the legwork. We will search both the public
as well as the private markets to find properties which match
your specification and price range, in your preferred location.
We will then inspect these properties to see if they really
measure up to the estate agent's, or seller's description.
Then, if they do match your search criteria, we will send you
details and our comments on each property, following which you
can be sure of a productive visit to inspect short-listed properties,
generally accompanied by us.
When the time comes to purchase, Ruadhan and his team can help
to negotiate the best terms on your behalf and - to oversee
the purchase to a successful conclusion - will assist in resolving
any problems which may arise. They can also recommend solicitors,
surveyors etc at beneficial prices.
Fees for the service provided in Ireland comprise an initial
registration fee of €750 (inclusive of VAT) followed by
the greater of either of the following: 1.5% of the purchase price
(exclusive of VAT) or 15% of the saving that we have been able
to make on your behalf between the asking price and the eventual
purchase price (exclusive of VAT).
For lettings, our registration fee is followed by a charge
of one month's rental (exclusive of VAT), payable on exchange
of documentation.
